Airport land-use restrictions ignored

Mixed-use developments coming up on the former airport land
are side stepping a restriction that the airport had placed that no residential
homes to be built on the land.

By building up mixed-use condo-commercial-retail developments on the airport land
these developers are clearly violating the restriction placed on airport land according to
some critics. But others don't seem to mind. The Clark Council has granted permission for three of these granted permission for three of these mixed-use developments.

The three five-acre parcels included in these urban villages are part of a 5,300-acre land given to the airport by the Government. These lands, which are located directly under the noisy flight paths, prohibit the lands use for residential use including condos.

The 3 projects are The Curve, another 15-acre urban village is planned for the northeast corner of Russell Road and the Beltway, and the development company Sunset Curve II LLC on land at Sunset Road and the Beltway plans the third project.

Since mixed-use developments are new to the valley there are no clear guidelines as to how the rules apply to these developments.

The Nevada Energy Star Partners, a group committed to make Nevada, particularly Las Vegas energy efficient has been helping residents in various ways to achieve this goal.

It offers energy-saving home designs, energy-efficient devices and other energy saving appliances to be used around the home to make Las Vegas the number one nationally in theenergy-efficiency program. They offer coupons and cash savings on Energy Star certified appliances and devices to all residents of Nevada.

The coupon booklets will help the home building and retail industries to join forces in promoting energy conservation. These coupons, which offer cash savings and discounts on Energy Star, certified products are a great way to promote energy efficiency in Las Vegas. Also, the booklets feature educational material explaining energy conservation to residents. They are available for free at Countrywide Home Loans, Nevada Power, and the sales offices of homebuilders that are part of the Energy star partnership program

The group's effort to introduce an Energy Star coupon booklet in the Las Vegas has paid off. Thanks to this program promoted by the partnership and the local community's interest and support of Energy Star today Las Vegas has the highest percentage of Energy Star-qualified homes in the country.
