Siena Village Golfing Community

Siena, the age-qualified 665-acre village within Summerlin's, main attraction is the 18-hole golf course winding through the community. More than one-third of the homes in the community are facing the golf course.

Spread over a vast expanse of over 1900 acres of the land the community will have a total of 7,500 homes and about 20,000 residents. It comprises both an all-ages village and an age-qualified village.

Aliante has set apart a total of 430 acres of land for recreational uses for the residents of the community. Planned facilities include the Aliante Golf Club, the 20-acre Nature Discovery Park, two additional parks, more than 20 miles of lighted trails and linear parks, and an arroyo. Ivana Las Vegas

Ivana Las Vegas faces stiff competition from many other projects that are coming up in the nearby areas in Las Vegas. Ivana Las Vegas has an advantage over the other projects by having creative architecture; better forecasting of the construction costs, and having better construction people.

The pricing of the towers has been very aggressive at $2,000 per square foot. The whole construction cost is expected to be $500 million. If the project succeeds in spite of such huge rates then this will have an impact on the other condominiums as well.

The condominiums will have area of 500 square feet to 1,900 square feet while the penthouse, which will cost $35 million, will cover an area of 20,000 square feet. The price of one bedroom unit is expected to begin at $550,000. The penthouse will comprise of 9 bedrooms and a recording studio. The other facilities included in the project are pool, spa, gym, business center and a coffee shop.

Prices at Ivana are certainly much higher than similar projects but the developers are claiming it will be worth it.
