The popularity of gated communities is on the rise nationwide as more and more people want to reside in gated residential communities. In the 1970s there were approximately 2000 gated communities nationwide. In the early 2000s there are over 50,000 gated properties with more being built at record rates.
Gated communities are private neighborhoods, usually set in landscaped grounds, surrounded by a high wall with an electronic gate. The gate can consist of a simple automatic gate - to a 24 hour guard gate with a private security force and monitored with a 24-hour surveillance system. Gated access limits the people who can come in and puts a stop to through traffic. The neighborhoods can also be almost completely self-contained centers with their own shopping centers, restaurants and entertainment complexes.
The mid 1980's signaled the beginning of the Gated Community phase in Las Vegas Nevada, attracting homebuyers of all ages and incomes.The first guard gated community in Las Vegas was Spanish Trails, located south of Tropicana and west of Rainbow. There are 1252 homes, from million dollar properties as well as more modest luxury custom or semi-custom homes, in 11 separate neighborhoods. Homes range in price from the mid $200,000's up into the millions of dollars. The community includes a fitness center, a tennis center, 2 pools and 2 spas. Most of these homes were constructed in the 1980's and 1990's.
Canyon Gate is a smaller but similar community to Spanish
Trails on approximately 550 acres with a golf course. There
is a wide range of home availability with prices ranging
from the lower $200,000's to well into the millions. Most

Painted Desert is another beautiful gated communities in Las Vegas just off the 95 Freeway with a country village feel. Developers began to build homes here in 1988. The golf course surrounds the community and essentially buffers the homes from the outside world. In addition to the golf course, which is open to the public, there are pools and tennis courts for the use of residents. In Painted Desert there are single family homes as well as townhouse-style villas on narrow streets lined with tall trees, and apartment-style condos, many with views of the golf course and the gorgeous mountains. Solana Del Mar is a guard-gated condominium complex built by Centex Homes within the guard-gated Painted Desert. Residents of the condominium complex can enjoy the amenities of Painted Desert. Prices start from the mid-$120,000s to the mid-$130,000s. Search
