Q. What is the MLS?
The MLS is the Multiple Listing
Service, a system that all real estate agents have access to and
that lists almost every single residential property for sale. The
idea being that every real estate agent has equal access to every
single property for sale in the Las Vegas area. Our free Las

licensed Las Vegas Real Estate agents use.
Q. Right now I'm using my
own Las Vegas area real estate agent. Is there any reason why I
shouldn't try your Las Vegas MLS Free Property Search?
Absolutely not! There are no restrictions to our complimentary
Las Vegas Area Free MLS search. We believe that you should
control your property search. Start your new home search
first and then choose your Real
Estate agent.

I'm selling my own home. Can you help me?
Sure, if you agree to pay us a fair commission if we sell the
property to one of our buyers. But we'll only match our
buyers with your property if we feel that your home is the most
appropriate for our buyer. For a detailed explanation of how we can

Q. Are you (Jeff Auld) a licensed Las Vegas realtor?
Yes, I am a licensed real estate agent. I am a "Buyers
Agent." I work with buyers exclusively.
Q. In the newspaper, when a Real Estate ad describes
an "exclusive listing," are these listings really "exclusive"
or can they be found in your Las Vegas MLS search?
When you see an "exclusive listing" ad it usually means
that the company or Real Estate agent who bought the adverting is
the "listing agent" for this property. The company or
agent was hired by the seller to market his or her home and
therefore is bound by Nevada law to represent the best interests of
the seller.
Because
the seller and listing agent want every possible buyer to see their
listing, of course they list it in the Las Vegas area MLS.
So
yes, these so-called "exclusive listings" can be found in
our MLS property search
. Every Las Vegas Real Estate agent has
access to these "exclusive listings" through the MLS
system.
Q. How do the Real Estate Agents make money from the properties that they
help sell?
Real Estate agents are
compensated through a commission that is paid to them by the seller.
The seller usually hires an agent to list and market his or her
property in exchange for an agreement by which the seller pays a
commission to that company/broker (currently 4 - 6 % in Las Vegas).
If the agent who listed the property finds a buyer who is not
represented by a buyer's agent, then that agent keeps the
entire commission when he or she sells the property.
If the buyer is represented by a buyer's agent (as we feel he
should be), then the buyer's agent and the listing agent split
the commission, fifty-fifty. Of course, the seller pays that
commission.
Remember, the listing agent is hired by the seller and is therefore
looking out for his or her best interest. By Nevada law, the listing
agent is required to try to get the highest price and most favorable
terms for the seller.
That's why a smart buyer should always be represented by his
or her own agent, a buyer's agent. The buyer's agent
services are free to the buyer, since the seller pays all the
commissions.

We offer a free MLS Search
because, let's face it, buying a new home can be a daunting
task. It's usually inconvenient and uncomfortable to begin
your new home search with a Real Estate agent, especially when you
want to take your time and search at your own pace. We think you
should start your new home search first, then choose a Real Estate
agent.
That's why we believe that you should have access to listings
as soon as they come in, not just when the listing agent gets back
from lunch or isn't busy with other clients. And when you know
what's out there, you can make an informed decision.
Q. Why would anyone ever
attempt to buy a new home without a buyer's agent?
